What home insurance covers

A standard homeowners policy bundles several coverages into one. Here is what each one actually protects, and what it leaves out.

A typical homeowners policy is really four or five coverages in one. Knowing what each does helps U spot the gaps before U need it.

Dwelling and other structures

This pays to repair or rebuild your home and structures like a garage or fence after a covered event such as fire, wind or hail. It is priced on rebuild cost, not market value.

Personal property

Covers your belongings, furniture, electronics, clothing, inside the home and often away from it too. Big-ticket items like jewelry or art may need a separate schedule.

Liability and medical

Protects U if someone is hurt on your property or U accidentally damage someone else's property, plus limited medical payments for guest injuries regardless of fault.

What it typically excludes

  • Flood damage, which needs a separate policy
  • Earthquake damage, in most states
  • Normal wear, pests and neglect
  • Business use of the home, above a small limit
